Investor Success Story [1390 Studer Avenue]

If you purchased a home that had been vacant for over a year, renovated it, then sold it for a handsome profit, all while providing a family their first chance at home ownership and improving the neighborhood, would you say that was a success? Well, that’s exactly what my client recently did at 1390 Studer Avenue. The story…

How It Began

If you’re a current real estate investor, or interested in learning more about real estate investing, then I would encourage you to check out – the #1 online resource/community for real estate investors (in my opinion). It was there, in the fall of 2016, where I saw a post from a member who needed a “handyman” referral in Columbus. So, I picked up the phone and called the person and gave them somebody’s contact information. After talking for a few minutes, the person told me he had recently purchased a property in Columbus and needed to sell quickly, and asked if I could find any buyers for the home. After our conversation, I picked up the phone and called a local real estate investor. To make a long story shorter, we looked at the property and were in contract in less than a few days.

Listing Launch

To ensure the home showed its best to as many eyeballs possible (online and physically), I employed the following marketing gameplan (not in any particular order):

  • Professional Photos [See Above]
  • Virtual Staging (Since the home was not occupied)
  • 3D Walk-Thru (See Above)
  • List Price under market value to drive up interest and showing requests
  • Targeted Social Media Advertising Campaign

The Deal

After listing the home on a Thursday morning, we had an accepted contract within 24 hours for $122,000 (above list price).

If I could ever point to one real estate deal I’ve been a part of where all involved parties worked together like a well-oiled machine to achieve a desired outcome (close on time and with price, terms and conditions suitable for all parties), I would point to this deal. Kudos to the following people for helping make this transaction a success:
