I offer a pre-listing inspection process that surfaces condition issues before the home goes to market. This isn’t standard practice. Most agents skip it because it’s uncomfortable. I do it because surprises during a transaction cost sellers money, time, and leverage. Better to know early.
03 Pricing: entering the market to engage, not to anchor.
The goal isn’t to start high and negotiate down. The goal is to enter the market at a price that makes serious buyers lean in, creating the conditions for competition rather than waiting for a single buyer to stretch.
WHAT EVERY SELLER SHOULD UNDERSTAND

In Dublin right now, the median days on market is 8 days. That means half of all homes go under contract in under a week. The market is fast, but it’s also unforgiving of poor positioning.

If strong activity hasn’t developed, buyers start asking a question that’s very hard to answer: why hasn’t this sold? The home is no longer simply a listing. It carries a story. And that story works against you.
You can reduce the price. What you cannot do is recreate the moment when the most motivated buyers first saw your home.
WHAT’S TRUE AND WHAT ISN’T
A few things sellers believe that the market doesn’t agree with.
FICTION
“We can always come down later.”
You can reduce the price. What you can’t do is bring back the buyers who passed quietly during the first week, or undo the story that days-on-market tells every buyer who comes after.
FACT
The first offer is often the best offer.
Early buyers are emotionally engaged. They haven’t dismissed the home yet, haven’t seen the days-on-market number, and haven’t started negotiating from a position of patience. When the home is positioned correctly, the first serious offer often reflects the market’s actual ceiling.
FICTION
“We only need one buyer.”
The best prices come from competition between buyers, not from a single buyer stretching. One buyer negotiates. Two buyers compete. The difference in outcome is significant.
FACT
Buyers don’t argue with price. They opt out.
A buyer who sees a price that doesn’t make sense to them relative to comparable homes doesn’t call to negotiate. They move on. Silently. You never find out they were there.

“Better marketing will fix a pricing problem.”
Marketing creates exposure. Price creates engagement. You can increase impressions all day. But if the price doesn’t make sense to buyers, they don’t call. They click to the next listing, silently, without feedback.

You can put a home in front of every buyer in Central Ohio. If the price doesn’t make sense relative to comparable homes, they don’t call. They click to the next listing, silently, without feedback. Exposure without the right price doesn’t produce offers. It just produces more silence.
HOW I APPROACH SELLING
Most agents manage the transaction. I manage the experience and the strategy behind it.
The pricing conversation most sellers have is broken before it begins. An agent walks in with comps, presents a number, and spends the next hour defending it. That’s not a strategy conversation. That’s a negotiation between the agent and the seller. It has nothing to do with what the market will actually do.
My approach is different. Before any number gets discussed, we talk about outcomes. What matters most to you: highest price, fastest close, least disruption? Different goals require different strategies. The price follows the strategy. It doesn’t lead it.
Then we talk honestly about the market. Not what I think your home is worth, because I don’t know, and neither does anyone else. I can give you an informed range based on what’s happening right now in Dublin. But only the market (meaning the most serious active buyers in your price range) can tell us what your home will actually command.
My job is to make sure you understand that before we list. Not after.
ON NEGOTIATION
Most agents claim to be skilled negotiators. Few have done the work to become one.
Negotiation in real estate isn’t one conversation at the offer table. It starts the moment we discuss pricing strategy. It continues through every showing, every piece of buyer feedback, every decision about how to respond to an offer.
I take that seriously enough to be trained by the people who do it at the highest level. I work with Steve Shull, founder of Performance Coaching, former Super Bowl captain with the Miami Dolphins, and one of the most respected real estate coaches in the country. And I’m enrolled in a negotiation program led by Shull alongside Chris Voss, the FBI’s former lead hostage negotiator and author of Never Split the Difference, and his colleagues at the Black Swan Group.
That training doesn’t show up as a tactic. It shows up as the ability to stay calm, think clearly, and guide a seller through a high-stakes decision without flinching.

We meet at the home. I walk through it with fresh eyes, share my honest assessment of condition and presentation, and present a detailed market analysis: not just comps, but a clear picture of how active buyers are responding to homes like yours right now.
03 Pre-Listing Preparation
Before anything goes live, we build the foundation for a strong launch. I coordinate a pre-listing inspection to surface any condition issues early, and a professional staging consultation: an hour-long walk-through followed by a specific to-do list so you know exactly what to address before the home hits the market. If physical staging makes sense, your stager can quote that too.
Once we have the inspector’s and stager’s recommendations, I bring in contractors to quote any work, so you have real numbers, not guesses, before you decide what to do. Before media day, I bring in a professional cleaner so the home is ready for its close-up. By the time the first buyer walks through the door, nothing is left to chance.
04 Strategic Launch
Your home enters the market positioned to engage the most motivated buyers in your price range during the critical window. Photography, video, virtual tours, floorplans, listing copy, timing, and pricing are all coordinated to maximize that first response.
05 Active Management Through Closing
